In last week’s blog, we covered some of the basic groundwork that needed to be completed prior to listing your home in order to obtain the most money possible with the least amount of hassle in the shortest amount of time. This week we are going to discuss the advantages of using a professional experienced realtor.
Usually the biggest financial expenditure most people make in their lives are real estate transactions. Why would anyone take a risk with that amount of money and not engage the assistance of a professional realtor?
PRICING – Once you have prepared your home and are ready to put it on the market, the most important consideration is the selling price. Many people are tempted to start with the price they paid for the home, then add a hefty mark up for inflation and away they go. This strategy is unlikely to result in a true reflection of market value. A professional realtor will prepare a Comparative Market Analysis that compares your home to similar homes in the area. The homes that have recently sold are helpful because they indicate what price buyers are willing to pay, the homes currently for sale represent your competition, and will be viewed with yours to prospective buyers. Homes that didn’t sell or were removed from the market also factor in, because of the reason they did not sell – most often overpricing. A realtor will supply you with this relevant information and provide you with an experienced and unbiased accurate market value for your home.
MARKETING – Is the exposure of your property to other real estate agents and the public through the MLS system and other co-operative marketing networks, including Open Houses for Agents. A professional agent will know how, when and where to effectively advertise your property.
SECURITY – There is a reason we lock our doors when we leave home – to keep strangers out. When a property is listed with a realtor, you don’t have to show strangers through your home. Agents will pre-screen and accompany prospects through your property.
NEGOTIATING – A professional realtor can help you objectively evaluate every buyer’s proposal without compromising your marketing position. A realtor will negotiate on your behalf and assist you in writing a legally-binding agreement that best serves your interests.
PAPERWORK – The legal documents required in a real estate transaction are plentiful, and time sensitive, and even the smallest mistake can result in the agreement being voided. The odds of missing something, not initialing a margin, or checking a box drop substantially when you are working with someone who deals with this paperwork on a daily basis.
CLOSING – Between the initial sales agreement being signed and closing, lots can happen. A realtor will represent and work with you until your transaction is completed and closed. Inspections can often reveal necessary repairs, there could be a cloud on title, water potability samples may be necessary, WETT certificates may be requested for fireplaces, and further documentation may be necessary for financing or legal reasons. A professional realtor is the best person to help resolve these issues and move the transaction to closing.
